Congratulations on the purchase of your timeshare resale! Let our experienced staff handle all of the transfer of ownership details for you, so that you can start enjoying your new vacation home as soon as possible.
We request that you send our office a 20% deposit of the purchase price, in order for us to open a file for you. Your deposit will be securely held in our closing trust account, and you will be credited the amount of your deposit on the final closing statement.
For your protection, all funds sent to us will be securely held in our closing trust account, until we are in receipt of the new recorded deed, showing you as the owner of record. At that time, we will release the sales proceeds to the seller. If the property is not deeded property, then your funds will be securely held in our escrow account, until we can verify with the resort and/or management company that the membership has been successfully transferred.
Also for your protection, we have all Sellers execute a No Lien Affidavit, attesting to the fact that there are no security instruments, judgments, bankruptcies, etc., that would affect the marketability of the title.

Closing options
As a licensed, bonded and insured timeshare closing agency we offer the following comprehensive timeshare closing options to our clients:
- Independent sales and closing package.
This will include a sales contract and timeshare closing information. You can then make the decision as to what service you will need.
- Document Preparation.
Proper Warranty Deed, Quit Claim Deed, Grant Deed, or Membership Transfer to correctly transfer ownership.
- Personal Contact with Buyer and Seller
Your Closing Agent verifies all information and keeps you informed throughout the closing.
- Collection of Purchase Funds
Purchase funds are held safely in closing until all documents are in order.
- Deed Recording and Recording Fees
We know state and county requirements to properly record your deed. We complete the necessary documentation and send the appropriate fees and taxes. Recording fees are included up to $50.00.
- Disbursement of Funds to Seller.
- Notification to Resort of Change of Ownership.
We contact the resort and send a copy of the recorded deed to notify them of new ownership.
- Timeshare Closing Service only.
If you wish us to hold your escrow to protect both parties we offer that service.
- Membership Transfers
for United States and International properties.
- Quit Claim Transfers
with and without timeshare closing services.
- Florida and Out of State Transfers
without timeshare title insurance.
It is important to remember your money is not disbursed until the notarized deed is received and processed for recording. Our services allow you peace of mind about your money until the deed is transferred. E-mail us with your name, address and phone number telling which service you would like.
